We are a small independent team that will use long-standing experience to locate tenants suitable to your requirements.  We can assure you of a competent, friendly and individual service at all times.  Our commission rates are competitive and our services can be tailored to your individual needs.


Fees to Landlords & Owners

Full Management - 13% of rent

Includes:

  • Maximising the potential of the property

  • Selection of tenants for the property

  • Administration of rental payments

  • Periodic inspection visits, arrange routine repairs and instruct agreed contractors

  • Hold keys throughout the tenancy term

Additional Non-Optional Fees and Charges

Set Up Fee (Landlords share):

  • Agree the market rent and find a tenant in accordance with the landlord’s guidelines

  • Advise on refurbishment

  • Provide guidance re. statutory provisions

  • Carry out accompanied viewings (as appropriate)

  • Market the property

  • Advise on non-resident tax status (if relevant)

  • Prepare tenancy agreement and association paperwork

Total Charge £185.00

Advertising costs charged per week as required

Inventory Fee and photographs to support the inventory (landlord’s share) £70
Deposit Registration fee:
  • Register landlord and tenant details and protect the security deposit with MyDeposits.co.uk
  • Provide the tenant(s) with Deposit Certificate and prescribed Information for tenants within prescribed time period

    Cancellation fee: Only applies if we feel the owner may have used our Agency in a manner which is not good ethical business practice £100

    Sale of Property
    In the event of a party introduced by our company (or any person or body corporate associated with that party), subsequently purchasing the property, whether before or after entering into a Tenancy Agreement, commission shall be payable to us on completion of the sale at the rate of one per cent, (1%) of the sale price.

     

    We reserve the right to revise the above charges from time to time without prior notification.
