Moving is a busy and exciting time and we are here to make sure the experience goes as smoothly as possible by giving you all the help you need under one roof to find the home to suit your needs.

Our administration fees for providing this service are extremely competitive with no hidden extras, and we operate a recognised tenancy deposit scheme.

Of course our involvement does not end once you have moved in. We provide an ongoing tenant-owner liaison service to ensure that any problems encountered with a property are addressed promptly.

Whilst a large number of tenants stay with us for many years, when you do come to move out we will offer guidance on how to leave the property to help you protect your deposit.

Whether you’re looking for a property to rent as a first step on the ladder to setting up your own home or something more permanent on a long term basis, we’ll provide professional help and advice on all aspects of finding and renting a home.


Tenant Fees

For clarity we give below a breakdown of the fees that will become payable when you apply to rent a property through our agency. These will be paid initially and in addition to the deposit and rent that is due under the tenancy agreement terms.

You should understand these before you make any decision about a property.

To include: Referencing all tenants 18 years of age and over, financial checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability and suitability. Contract negotiation (amending and agreeing terms) and arranging the tenancy agreement.

A current passport will need to be produced to aid identity, immigration and visa confirmation.

SINGLE PERSON TENANCY:
Each additional occupant, 18 years and over:

PETS:
Subject to approval to keep a pet, a non-refundable fee will be payable

DEPOSIT:
On approval of the application, a deposit equivalent to one month’s rent will be payable. This deposit will be registered with MyDeposits.co.uk

During your tenancy

Provide copies of tenancy agreement or any document previously issued by us relating to the tenancy of the property

Pursuing unpaid rent. £15.00 if rent becomes 3 days overdue and £10.00 per week thereafter until rent is paid in full
RETURNED PAYMENTS:
Bank charges of £20.00 together with administration charges of £12.00

Preparing and submitting a reference for a future landlord or letting agent
