We operate a recognised tenancy deposit scheme and are members of a Client Money Protection Scheme.

Of course our involvement does not end once you have moved in. We provide an ongoing tenant-owner liaison service to ensure that any problems encountered with a property are addressed promptly.

Whilst a large number of tenants stay with us for many years, when you do come to move out we will offer guidance on how to leave the property to help you protect your deposit.

Tenant Fees

For clarity we give below a breakdown of the fees and costs that may become payable when you apply to rent a property through our agency. 

You should understand these before you make any decision about a property.

Right to Rent Checks: In order for referencing and immigration checks to proceed you will, in the first instance, be asked to complete an application form for each prospective tenant over the age of 18 years. You will be asked to provide an original passport and you may be asked to provide other original photographic ID, (for eg. driving licence, National ID card, VISA, resident permit) and proof of residence (eg. Council Tax or Utility bill, bank statement, not more than three months old). Referencing will include financial checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability and suitability.

In the event a guarantor is requested, they will need to complete an application form and provided photographic ID and proof of residence.

Tenant Fees Act 2019 From 1 June 2019 no administration fees will be charged for new tenancies.

There are permitted fees / charges in specific circumstances:

  • Default Fee for late payment of rent: If rent becomes 14 days in arrears, interest calculated at 3% above Bank of England base rate will be charged from the date the rent falls due until the date it is paid.

  • Loss of a key or other security device: Tenant will be charged a fee to cover the cost or replacing the lost key or security device, eg. fob or electronic device for garage doors, security gate, etc.

  • Payment on variation, assignment or novation of a tenancy: £40. When a tenant requests to vary, assign or replace a tenancy.

    Payment on termination of a tenancy: A tenant can be required to make a payment if the tenant ends the contract before the end of the fixed term.

COSTS THAT WILL APPLY:

hOLDING DEPOSIT:

A Holding Deposit equivalent to one week’s rent will be required when the application is submitted. If the application is successful the Holding Deposit will be returned in full. If the tenant pulls out at any time before the tenancy is due to commence, if the right to rent check is failed, if misleading or false information is found to have been provided or if the tenant delays the application process unjustifiably the holding deposit will be forfeited.

DEPOSIT:

A deposit equivalent to one month’s rent will be payable at the commencement of the tenancy. This deposit will be registered with My|Deposits.co.uk.

RENT:

The first month’s rent will be payable in advance on the commencement date of the tenancy.

Tenant Fees Act 2019 and Existing Tenancies

From 1 June 2020, any provision in continuing tenancies entered into before 1 June 2019 that breach the provisions of the Tenant Fees Act 2019 will no longer be legally binding. This includes continuing shorthold tenancies and statutory periodic tenancy agreements arising during the transitional period from a fixed term signed before 1 June 2019.
